B5 forms part of the wider Clapham Park Regeneration masterplan incorporating 38 hectares comprising selective demolition, the refurbishment of retained housing stock and the construction of over 2,000 new residential dwellings and ancillary community and commercial mixed use buildings.
The scheme will provide 85 affordable homes with 15 large family units, the reprovision of existing elderly residents in one and two bedroom dwellings and the addition of fully wheelchair compliant dwellings all within a scheme that will inspire and set a standard for the entire regeneration programme.
Scale and massing is used to distinguish between the grander six storey park edge and the tighter more traditional urban street. Ground floor maisonettes are defined by recessed rainwater pipes referencing the proportion of a Georgian street scene, forming a continuous urban edge and facilitating the vision of a series of streets with differing characters within the completed masterplan rather than as an individual block.
Layout and access has been developed to maximise the number of family dwellings at ground level with private front doors. The proposed over 50’s block includes a communal deck access along the northern side of the block overlooking the courtyard with an additional communal meeting area which can be used to meet and enjoy the visual amenity of the courtyard and create a sense of ‘micro neighbourhoods’.
The scheme will meet the ‘Code for Sustainable Homes’ level 3 with potential to meet code level 4 depending on finalised construction specifications and energy centre provision. 100% cycle storage is provided for all dwellings along with 88 car spaces.
