Consisting of three continuous, yet distinct elements arranged around a secure raised courtyard, the design provides a mixed tenure of residential above animated street level uses, creating a building that has a relationship to each adjoining street and proposed adjacent developments.
Material expression emphasises the differentiation of the solid base of retail and community uses compared to the lighter upper levels of residential. The upper levels express horizontal shifts, extrusion of the massing; setting back of upper levels, staggering of windows, doors and balconies emphasizing the form yet reducing the scale. Random coloured glass balcony balustrades and the main entrance hall provides punctuation against the elevation material treatment. Roof areas are specified as brown roof to encourage local biodiversity environments. A section of the courtyard elevation is provided as a green wall.
