Brooks Estate, Plaistow

Client: London Borough of Newham & West Ham & Plaistow NDC and One Housing Association
Role: Masterplaning, Architecture, Consultation and Employers Agent

Brooks Estate represents a major, community wide regeneration project in London. It considers both the infrastructure, new build, refubishment and community requirements; following extensive stakeholder consultation.

This regeneration project started with a successful resident consultation and masterplanning project in 2000. The preferred option involved selective demolition of unpopular blocks, construction of new and refurbishment of homes to create a safe, attractive, quality environment for residents.

PRP’s design removes dangerous alleyways and an unpopular block of scissor-type flats. Two tower blocks have been demolished and the remaining one refurbished to provide warm, safe and attractive homes and create vibrant safe streets and public spaces. These spaces will be overlooked by innovative ecological new homes and refurbished existing dwellings which will positively transform Plaistow North.Smith’s Point tower has created a landmark building, refurbished to meet new build insulation levels and provide enlarged conservatory balconies to all living rooms. Phase 1 of the masterplan increases density by 10% and achieves an Ecohomes Excellent rating. The scheme includes upgrading Grange Primary School.
