Silwood Estate, Lewisham

Role: Masterplanning, Architecture and Consultation

 

This is a multi-phased estate regeneration providing 900 flats and family housing for two key Regional Social Landlords.

Silwood Estate makes provision for 900 dwellings and a range of community facilities over six different phases. London & Quadrant Housing Trust and Presentation Housing Association has developed the social rent properties and Tower Homes has provided shared ownership flats and houses for two of the phases. The scheme developed in partnership with London Borough of Lewisham. London Borough of Southwark is involved in the final phases and one of the sites straddles the boundary between the two boroughs. The project is due to complete in 2010.

A distinctive curved building forms a gateway to the redeveloped estate and the final phase incorporates large elements of flats for sale. The project has benefited from a stable core team which has enjoyed continuity from one phase to another and allowed feedback to inform the subsequent phases. The scheme has also adapted to changing government agendas over the life of the regeneration, with the final phases adopting a distinct approach to higher density and incorporating an enhanced attitude to environmental sustainability.
