PRP is working at Kings Cross Central, arguably the most significant development site in Central London.

Initially our work focussed on the development of a residential delivery framework for the entire site. This was followed by a high profile competition win which has led to PRP being appointed to masterplan the first phase of the residential development, as well as to design the first residential block, R4 to reach construction stage.

R4 is located to the north east of the site and fronts directly onto York Way. The building comprises 117 mixed tenure residential units with 35% large family 3 and 4 bedroom units, above some 600 m² of non residential accommodation at street level.

A double height entrance lobby off York Way takes advantage of the level difference between York Way and the interior of the site and provides access to vertical circulation cores at both levels. The internal layout is planned in clusters around vertical circulation cores that avoid long corridors and minimises single aspect dwellings. Common circulation cores are naturally lit and ventilated and all family flats enjoy large useable balconies. A roof terrace signifies a zone wide height datum, above which the built form is sculpted to form a tower to terminate views from many directions.

The treatment of the facade, using high quality materials and careful detailing, defies tenure distinction and sets a new quality benchmark for affordable housing. Construction work started late in 2010 and is expected to reach completion in spring 2012.
