PRP has been commissioned by Building for Life, a partnership between CABE, the House Builders Federation and the Civic Trust to conduct a project examining the barriers to supplying high-density housing in London and the south east. The research is being funded by the Corporation of London.
The practice is leading a consortium including consulting engineers Buro Happold, FPDSavills Research and the Enterprise LSE Cities Ltd to provide a framework that identifies how the problems in delivering a supply of high density housing in both regions can be successfully overcome. In addition it will also explore what lessons can be learnt from existing literature on the subject. The results will be used to devise a ‘toolkit’, which local authorities, housing associations and private house developers can use to deliver higher levels of housing.
A range of development types will be examined for the study including: large sites in metropolitan cities, small infill sites in towns and cities, growth areas on the edge of towns and out of town settlements.
The findings will be placed under a range of headings. This is yet to be finalised but could include issues such as demand issues, land availability, funding and finance issues, design and supply.
The research , follows a series of recent studies into higher density housing coupled with the need for additional quality housing in the region. According to statistics the shortfall between the predicted demand for 43,000 new homes over the next 10 years, coupled with high house prices, calls for new approaches to the planning and delivery of new homes.
