In the week that London heard it would be hosting the 2012 Olympics, planning permission has been announced for a 20-storey high-rise residential tower block in Stratford, the heart of the Olympic regeneration area.

The £22m development designed by PRP architects for Dominion Housing Group is thought to be the first such high rise to be proposed by a housing association for over 20 years.

The mixed-tenure block will include a total of 161 one and two-bedroom homes of which 19 flats will be available for social rent. The remainder will be available on a shared ownership basis, including 76 live-work units.

“We believe in the concept of a mixed-tenure tower community,” said PRP Director Andy von Bradsky. “Higher density city developments can help prevent urban sprawl and protect the countryside. Stratford with its excellent transport links and existing tall buildings makes a perfect location for high density dwellings.”

He says the concept of tower blocks has been much criticised, mainly due to mistakes made in the past, but that it is in fact, an extremely sustainable way of using a site.

“The innovative management strategy at Burford Wharf has been developed to avoid repeating any past mistakes. It includes a full time concierge, regular internal refuse collection, integrated management and maintenance, active live-work management and a green transport strategy including an on-site car club,” said von Bradsky.

Jan McTaggart, Assistant Development Director at Dominion Housing Group said: “We are delighted with the opportunity to contribute to Newham’s vision for Stratford City. We hope that this mixed tenure mixed use scheme will become an exemplar for sustainable high-density living.”

Mr von Bradsky added: “Our aim is to provide a good solution for crowded inner city communities and establish a benchmark for high quality design, innovation and management for high density living. The eyes of the world will be on Stratford in 2012 and we believe this exciting development will be a great addition to the area.”

The landmark development will also comprise an attractive courtyard with underground car parking, a business suite and commercial premises.

All units will receive an ECO HOMES rating of ‘good’ as a minimum.
