Pioneering follow on from BedZED gets go-ahead

London, UK: A unique energy efficient scheme by PRP ZEDfactor for affordable housing provider Presentation has just received planning permission. The £1.5m scheme, which will provide 12 cutting edge key worker flats in the London Borough of Lambeth, is the first built project to come out of collaboration between PRP and Bill Dunster architects.

The scheme is part of a large scale regeneration of the St Matthews Estate, which involves Presentation and two other social landlords. It benefits from the combination of PRP’s practical approach and long experience in affordable housing, with Bill Dunster’s visionary environmental design.

BedZED pioneered low energy housing and was a major learning experience for everyone involved. Now PRP ZEDFactor has been able to benefit from that experience and develop a cost effective scheme that offers a workable template for future energy efficient housing.

The one and two bedroom homes are designed to achieve a zero-heating standard. This represents far higher standards of thermal efficiency than found on most Eco Homes excellent schemes and reflects the ZED fabric performance standards pioneered at the BedZed project.

Bill Dunster says: "This project shows how any housing association can now adopt the ZED standards and reduce the demand for heat and power to the point where renewable energy sources start to make sense."

All living rooms face south and have large windows and direct access to south-facing winter gardens and balconies. The roof will be fitted with solar panels and thermal tubes to supplement water heating for the flats, otherwise this will be provided by a wood pellet burning boiler using non-fossil renewable fuel.

Energy bills are expected to be less than £75 per annum and the scheme is designed to be upgradeable to full ZED standards as costs of key components fall. Other environmental measures include rainwater harvesting for watering of gardens and sedum roof covering to encourage urban wildlife.

This is the first phase of the regeneration of LB Lambeth’s St Matthews estate and comprises 99 new build homes of which 62 are for Presentation. The scheme is about to start on site and is due for completion in March 2005.
