A competition proposal

Client: AHO ‘Syetun’

PRP’s competition proposal for AHO ‘Syetun’, in Moscow’s Western Administrative District, is a celebration of modern Russia – its breathtaking landscape, its unique people and its diverse culture – and a reflection of the thriving communities that are driving Russia forward.

Well served by established rail and bus links, with one of Moscow’s major highways located nearby, the development is only 20 minutes from the Kremlin. This prime location, by the Syetun River basin, is the perfect setting for a new and highly desirable neighbourhood in the heart of Moscow.

The lake at AHO ‘Syetun’ takes centre stage with all apartments, retail and activity spaces benefiting from stunning views of the lake and surrounding park land. The centrepiece of the residential design is the cluster of North Westerly-facing clubhouse atria blocks. Made of granite, steel and glass, they shield the site from wind and afford all apartments double aspects of the view and park land. The granite façade helps to capture the light off the lake, creating a shimmering and constantly changing backdrop. Each glass-enclosed atrium’s interior is also carefully landscaped with indigenous planting and water features to create continuity with the design. Inside are cafés, restaurants, retail shops, childcare nurseries, indoor tennis courts, medical facilities and health/fitness centres, to support community life throughout the year.

A central avenue runs through the development, helping to connect and link all these features whilst providing an enjoyable route of discovery for residents, including a woodland trail and ‘green fingers’, informally landscaped avenues running throughout the site. These designs, based on traditional Russian landscaped gardens, lead to a sculpted and terraced, cascading water amphitheatre - the lake’s focal point - which is expected to freeze over in winter to become Moscow’s first outdoor skating rink.

A whole host of sustainable and modern methods of construction have been designed to minimise the impact on the environment, including winter gardens, roof terraces, pre-fabricated kitchens, bathrooms, special glazing and insulation, sound insulation and sustainable urban drainage systems for water conservation, recycling and water attenuation.
