Regeneration

Client: LB of Tower Hamlets, Ocean NDC, Sanctuary Housing

PRP is leading a team of consultants appointed by the London Borough of Tower Hamlets (in conjunction with the Ocean NDC and Sanctuary Housing Association) to assist in regenerating the Ocean Estate.

The masterplan proposal includes selective demolition of unpopular blocks, the construction of 1,300 new buildings and the refurbishment of 650 other homes. Proposals also include a new mixed use neighbourhood setting and the development of a public realm and environmental strategy to give a heart to the community and to transform the perception of the estate.

PRP’s planning team has worked closely alongside the local planning authority, and in consultation with the GLA and other key stakeholders, in the preparation of a Development Brief for the Area. The purpose of the brief was to provide a comprehensive set of land use and urban design principles to guide the future regeneration of the area and to set out a clear planning time scale. PRP Planning have now been appointed to progress the outline planning application and to co-ordinate the Environmental Impact Assessment.

The design parameters within the evolving masterplan respond to the latest government and GLA thinking on high density. In order to create sustainable communities, the new homes will be a mix of tenures including new private for sale housing together with the introduction of intermediate forms of housing.
