Identified by CABE as a scheme of special design note and quality, St James Park is a scheme of residential homes which celebrates several distinct architectural styles in a stylish and carefully planned community environment.

Located on the site of the former Surbiton Water Works, the site adjoins two existing residential communities and sits between the town centre and the River Thames. The scheme meets key public policy by re-using ‘brownfield’ close to an urban centre and transport node. The new neighbouring quarter of 400 private sale and affordable homes has good links to the adjoining established community.

Central to PRP’s design philosophy for this site was to create a scheme that appeared to have evolved over time by developing character areas in the form of distinctive architectural styles. Thus the more formal layout at the entrance to the site, marked by a square, is complemented with a more relaxed arts and craft style of architecture in the heart of the site. Links to the existing paths and roads were particularly important, likewise the creation of large scale green open spaces to provide a focus for the dwellings.

The result of the design offers amenity benefits to the residents by creating public open spaces for recreational use by the wider community whilst the links to the existing streets provide a clear permeable environment for both residents and visitors.
