Regeneration of 1960's-built estate

When Hackney Council decided to regenerate the 1960’s-built Kings Crescent Estate, the first task was to demolish a large residential tower block. This freed up land to build new extra care sheltered accommodation for the elderly residents of an outdated local authority home on the estate.

PRP was commissioned by new landlords, Circle-Anglia to design the new accommodation, but also to see what extra value we might engineer out of the site.

The result, Barkway Court, is an innovative combination of 66 apartments for rent, shared ownership, low cost home ownership and outright sale, together with extra care sheltered accommodation for 40 elderly residents. A small supermarket completes the mix.

The striking triangular scheme makes the most of a prominent corner site. Separate cores house the various types of accommodation and the general needs apartments share a central courtyard. Towers feature on the three corners of the triangle.

The elderly residents of the extra care sheltered block enjoy private balconies and share generous communal facilities including an IT suite, a healthy living room with exercise equipment, a prayer/contemplation room and a communal garden.

Barkway Court demonstrates how imaginative design can create a sustainable, mixed tenure community where once there was a poor quality mono tenure tower. And in the process deliver better value from the site for the client.
