
60 Penfold Street is an exciting new venture jointly commissioned by Notting Hill Housing Trust on behalf of Westminster City Council’s Social and Community Services and Housing departments with a vision to construct a flagship scheme of housing for older people in the heart of London. The buildings have been designed around a central Winter Garden and incorporate 43 extra care sheltered flats and 2 four bed flats for residents with dementia. A resource centre has been designed into the ground floor of the building incorporating medical treatment, chiropody and therapy rooms.
The majority of the extra care flats are located in a five storey block to the west of the site. A three storey block on the east of the site houses the two four-bedroomed flats for tenants with dementia and the balance of the extra care flats. The winter garden links the two buildings and provides a two storey internal garden space which has a flexible layout containing communal facilities and activity spaces including the lounge and dining room. The winter garden also provides access to the two external garden areas.
The buildings have been designed to have a simple layout minimising travel distances to the central lift core and facilitating tenant’s orientation. The individual flats and all areas of the building accessible to tenants are designed to full wheelchair standards. The flats for people with dementia have ensuite shower rooms to all bedrooms and provide easy access to the secure garden and winter garden areas.
The scheme has been designed to reflect best practice and current thinking, exploring smart technology to provide non-intrusive supportive features for tenants and care staff. The intent is to provide flexible and adaptable homes for life in accommodation tailored to meet individuals needs.
